Q:
My parking lot seems to have tears and marks in the new slurry seal?

A: It is common for Slurry Seal and Seal Coat to mark somewhat after being applied. Time and traffic will help to reduce these marks and they will eventually dissipate. You may initially notice some minor raveling of larger aggregate.



Q: Will Slurry Seal fill all of my low areas?

A: Slurry Seal will not correct drainage problems in your existing parking lot? Slurry Seal provides a new wear surface over the entire lot at a uniform thickness.




Q: When will the parking stalls be striped?

A: Striping usually occurs within one week. This may vary depending upon weather conditions and proper cure time for asphalt, Slurry Seal or Seal Coat. Following these guidelines will allow the paint to adhere properly and last longer.




Q: I can still see the crack seal under my new slurry seal?

A: It is common to see where Crack Seal has been applied beneath the Slurry Seal or Seal Coat. Remember that Crack Seal is an elastic material that will contract and expand with various weather conditions, while Slurry Seal and Seal Coat are rigid materials. Because of their different characteristics, Slurry Seal and Seal Coat may develop small hairline cracks above the Crack Seal. This, in no way, presents any concern as the crack beneath is sealed and the filler material is doing it's job.



Q: What is the difference between a traditional Seal Coat and a Slurry Seal?

A: Slurry Seal is a mixture of aggregate and asphalt emulsion, and Seal Coat is mainly just asphalt emulsion with some fillers to give it body. Seal Coat is applied at a rate of 3-5 lbs./square yard where a Type I Slurry is applied at an average rate of 9-10 lbs./square yard and increases from there with the application of a Type II or III Slurry Seal.



Q: How long do I need to wait before I can open up the asphalt to traffic?

A: Generally, it is recommended to keep traffic off of fresh oil (i.e. new asphalt, Slurry Seal , or Seal Coat) for a period of 24 hours. The timeframe may change due to outside temperature and weather. New Crack Seal can be opened up to traffic about an hour after application. Morgan Pavement uses quick drying traffic paint that allows for traffic within 30 minutes of application.  



Q: What should I do to be ready for my work to be completed?

A: Turn off irrigation water and/or sprinklers to the property.

    Move dumpster and notify collection company to reschedule pick up until after work is completed.

    Stay off lot until following day, when possible.

    Notify tenants of work schedule and have them move vehicles prior to crews arriving.

    Provide crews access to gated or secured areas

    Barricade lot, when it is agreed to be the owners responsibility.
